Sadis & Goldberg's Real Estate Group represent clients in a broad range of real estate transactions and offers a full range of services related to the purchase, sale, leasing, development, financing and management of real property and real estate portfolios. Our clients include residential and commercial developers, investors, property owners, homebuilders, asset management firms, private equity firms, retailers, banks and other financial institutions, pension funds, real estate investment trusts and insurance companies.

Real Estate Development

We regularly represent both residential and commercial developers in a variety of properties, including condominiums, residential communities, apartments, shopping centers, retail buildings, office buildings, hotels and resort facilities. We provide full-service counsel for development, construction and re-development of real estate projects and represent our clients throughout the entire development process; site evaluation, due diligence, acquisition, financing, structuring, zoning, permitting, construction, sale or lease of the finished project. We also have extensive experience in negotiating joint ventures between property owners, developers and investors. .

Leasing

Our attorneys advise both landlords and tenants in connection with the leasing of commercial real property including office, retail, industrial and residential space. Our leasing work ranges from small space leases to major lease transactions.

Landlord and Tenant Issues

We negotiate lease and sublet agreements, consents to assign and lease renewals. We advise landlords and tenants in connection with rent levels and rent reviews and frequently represent them in litigation and arbitration generated by disputes about rent levels. We advise on real property and landlord and tenant disputes.

Financing

We advise financial institutions in the structuring, negotiation and documenting of their financial properties. Our attorneys represent financial institutions in loans and construction financings including acquisitions, development, and construction and financing. We also address regulatory issues on behalf of financial institutions and financial services companies and defend them in class action lawsuits and regulatory enforcement actions.

Acquisitions and Dispositions

The Group represents real estate owners, investors, developers and others in the purchase, sale and disposition of real property assets. Representations include due diligence, analyzing and negotiating the acquisition and disposition of real property for commercial or residential use. We also provide tax advice regarding the structure of ownership entities and transactions to maximize the benefits through investment vehicles.

Real Estate Litigation

Our attorneys handle contentious mortgage foreclosure actions, complex construction litigation, represent lenders in breach of contract and fiduciary duty claims, lawsuits between purchasers and sellers of real estate, actions on behalf of shopping center owners and tenants, landlord/tenant controversies involving real estate disputes. We also represent instructional lenders in numerous disputes including acquisition loans and mortgage foreclosures.

Tax

Our attorneys have extensive experience in tax structuring and planning for nearly all types of real estate transactions including:
